What to Expect When You're Inspecting
Wondering what to expect during a professional mold inspection? In this video, Mold Inspection Sciences explains every step of a residential mold assessment—from booking and discussing your concerns to moisture detection, thermal imaging, strategic mold sampling, laboratory analysis, and clear next-step recommendations.
A typical mold inspection and sampling appointment takes approximately 2.5 to 3.5 hours. The inspector reviews your concerns, evaluates the property's exterior, and then inspects the interior from bottom to top. We check the moisture content of building materials, monitor indoor humidity, and use infrared thermal imaging to help identify potential moisture concerns.
When mold testing is appropriate, samples are selected strategically to build a complete picture of the property. Samples are typically sent to the laboratory the same day. Results are returned within three business days and delivered by email with the full mold inspection report.
Afterward, a project manager reviews the consultant's findings and laboratory data with you, explains the identified areas of concern, and helps you understand practical next steps. Our goal is to make the mold assessment process transparent, educational, and easier to navigate so you can make informed decisions about your property and indoor air quality.
1
00:00:01,810 --> 00:00:04,350
Most people have not dealt
with these problems before.
2
00:00:04,370 --> 00:00:05,720
That's really why we exist.
3
00:00:05,910 --> 00:00:10,320
Our primary interaction with most of
our clients is an educational one.
4
00:00:10,390 --> 00:00:12,130
To help them through that process,
5
00:00:12,150 --> 00:00:15,090
from booking an appointment
to getting the inspection
6
00:00:15,110 --> 00:00:16,820
to receiving their results.
7
00:00:19,250 --> 00:00:21,940
It really starts with the
inspection of the property.
8
00:00:22,150 --> 00:00:23,940
Transparency, I think, is key.
9
00:00:24,090 --> 00:00:26,410
When I enter a client's
home, I want to make sure
10
00:00:26,430 --> 00:00:28,510
that they understand our process fully.
11
00:00:28,530 --> 00:00:30,280
We go over their concerns.
12
00:00:30,330 --> 00:00:31,910
We discuss the scope of the project.
13
00:00:31,930 --> 00:00:33,930
Usually an assessment and sampling
14
00:00:33,950 --> 00:00:36,500
takes two and a half to
three and a half hours.
15
00:00:36,670 --> 00:00:38,920
We're going to inspect the
full exterior of the home,
16
00:00:39,070 --> 00:00:42,050
and then we're going to inspect the
interior of the home from bottom to top.
17
00:00:42,070 --> 00:00:44,680
We're looking at moisture
content of building materials.
18
00:00:44,950 --> 00:00:47,150
We're looking at humidity
levels throughout the home.
19
00:00:47,170 --> 00:00:49,970
We're looking at thermal
imagery in order to come up with
20
00:00:49,990 --> 00:00:52,890
a sampling strategy to fully
understand what's going on.
21
00:00:52,910 --> 00:00:54,630
We do have a very strict protocol
22
00:00:54,650 --> 00:00:57,650
that our inspectors follow to
build that sampling strategy.
23
00:00:57,670 --> 00:00:59,970
We recommend these samples strategically
24
00:00:59,990 --> 00:01:03,570
in order to piece together
a puzzle and come up with
25
00:01:03,590 --> 00:01:07,000
the most appropriate recommendations
for taking care of the problem.
26
00:01:07,090 --> 00:01:08,620
We typically sample same day.
27
00:01:08,650 --> 00:01:10,720
We're going to send those
samples off to the lab.
28
00:01:10,950 --> 00:01:13,780
Within three business days,
the lab results will come back.
29
00:01:13,850 --> 00:01:15,980
That will be emailed to the client.
30
00:01:16,050 --> 00:01:18,010
Along with the full inspection report,
31
00:01:18,030 --> 00:01:19,870
they'll get a phone call
from a project manager.
32
00:01:19,890 --> 00:01:22,720
Reviewing the consultant's report,
33
00:01:22,770 --> 00:01:24,970
analyzing the data from
the laboratory reports,
34
00:01:24,990 --> 00:01:27,790
formulating our opinions
on what we believe
35
00:01:27,810 --> 00:01:30,640
the areas of concern are and
how to address those areas.
36
00:01:30,670 --> 00:01:32,590
And that way they can
make informed decisions
37
00:01:32,610 --> 00:01:34,820
on what they need to do for next steps.
